Want to upgrade, does it make sense?

Hi,

I have a rather old Gigabyte GA-EP35C-DS3R motherboard running an Intel Core 2 Quad 2.50 GHz and 8 gig of ram.

I'm thinking of upgrading to an i5 processor, which would require a new board. I'm on a tight budget, so something shiny and new is out of the question, but I've seen used 1150 socket boards on ebay for reasonable prices. I'm looking at a Gigabyte GA-H81M-D2W right now.

I'm wondering though, if a low-end board and a low-end i5 cpu would actually be any better than what I have right now?
